Practical guide

Read a Product Disclosure Sheet before comparing offers

Use the Product Disclosure Sheet (PDS) to find what the product does, what you will pay and what can go wrong. Compare offers on equal assumptions, then read the agreement, certificate or prospectus for the full terms. Leave missing information visibly unknown and get a dated written answer before relying on it.

First ask what job the product does

A financing offer supplies money or access to an asset and creates payment obligations. A medical takaful plan addresses specified eligible healthcare costs. A deposit and an investment account can look similar on an app while having different rights and protection. Comparing the advertised monthly figure across those jobs does not tell you which is appropriate.

Start with your own purpose and budget, then identify the provider’s legal name and product. HSBC Amanah’s FAQ explicitly includes eligible Muslim and non-Muslim personal-financing applicants; that access example does not settle anyone’s credit approval or the conditions of another product. Ask the particular bank or operator about your eligibility. A Shariah label also does not answer affordability or guarantee capital and returns.

Read a set of documents, with their dates

A marketing page attracts attention. A PDS summarises key information and points to other documents. The offer/Approval Advice, agreement, certificate and schedule or prospectus provide the relevant details and obligations. Do not assume the PDS contains every exclusion or that an advertisement changes the contract. Ask the provider to identify what governs a conflict.

For example, HSBC Amanah’s published PDS is marked v.Sep2026 with a blank customer-date field. Its terms are v.Mar26 and say the Approval Advice forms part of the agreement and prevails if inconsistent with that form. This is document-specific, not a universal legal hierarchy for every product.

The linked MediKad main PDS has customer placeholders and says to read the Certificate Wording. Its appendix says information is valid as at May 2025 even though the upload filename carries a July 2026 date. Do not turn those into a current personal quotation. Get the applicable edition and issued schedule, and ask the operator to reconcile dates or differences.

Learn where to find the answers

The fictional disclosure below shows how to annotate a financing PDS. It is deliberately incomplete: a reader must identify the unanswered terms, not fill them with assumptions. The figures are invented for arithmetic and are not a bank offer, advertised rate or Shariah approval.

Figure 1

Find the key terms in a disclosure sheet

FICTIONAL PDS · Offer A · Teaching model dated 6 October 2026 · Not issued by a provider.

1 · Purpose and customer

Personal cash need. Customer receives RM10,000; tenure 24 months. Eligibility: Unknown — request written conditions. These are model assumptions, not evidence of approval.

2 · Contract and money flow

Assumed sale-based financing: commodity bought from provider at a deferred selling price → onward sale for cash → proceeds to customer → payments owed to provider. Agency, counterparties and execution: Unverified.

3 · Payment schedule and charges

RM480 × 24 = RM11,520 scheduled payments; RM100 fee paid separately upfront. Known subtotal: RM11,620. Other fees/taxes: Unknown. Model assumes the fee is paid separately and no deduction from RM10,000 received. Verify any deductions in an actual offer.

4 · Rate basis and changing payments

Fixed schedule assumed solely for this example. Effective rate, contractual ceiling price and treatment of changes: Unknown. No rate is inferred from the monthly figure.

5 · Risk, exclusions and protection

You owe financing payments; this is not medical cover or a deposit. Security, default consequences and any required takaful: Unknown. Ask what risk or benefit protection applies; do not infer it from the Islamic label.

6 · Exit and complaint contacts

Early-settlement rebate, notice, charges, applicable agreement, provider complaint contact and FMOS membership: Unknown — obtain dated originals. The fictional name A has no actual membership.
Annotations connect questions to sections; they are not a prescribed official PDS template. Sources support the questions and sale/agency concept, not the invented amounts. Simplified sale flow is not execution evidence or a Shariah verdict. Full cost remains unknown. HSBC Amanah: Personal Financing PDS · HSBC Amanah: Personal Financing-i terms

Make the comparison fair before doing the sum

For financing, match the net amount actually received, term, payment dates, rate basis and included fees. A deducted fee reduces usable cash; a separately paid fee increases out-of-pocket cost. Do not count it twice. For takaful, match the person, plan year, covered events, annual limit, room limit, deductible/co-payment basis, exclusions and renewal terms. For an investment, compare the same exposure, holding period, fees, liquidity and loss risk; an indicative return is not a promised outcome.

The worksheet compares two fictional fixed financing schedules under equal stated assumptions. It can explain the known subtotal, but it cannot settle the full cost, early exit or which product suits someone.

Figure 2

Two offers with equal assumptions

Fictional A and B • Each: RM10,000 received, 24 on-time monthly payments, fee paid separately, no deduction. Full cost unknown.

Offer A · known entries

RM11,620Known subtotal onlyRM480 × 24 = RM11,520
Separate upfront fee: RM100
Document date: fictional 6 October 2026
Other fees/taxes: Unknown
Early exit, default, security, required takaful and actual eligibility: Unknown.

Offer B · known entries

RM11,680Known subtotal onlyRM470 × 24 = RM11,280
Separate upfront fee: RM400
Document date: fictional 6 October 2026
Other fees/taxes: Unknown
Early exit, default, security, required takaful and actual eligibility: Unknown.

B is RM10 lower per month, but its known subtotal is RM60 higher. Its fee is RM300 higher while scheduled payments are RM240 lower. Full costs could change either comparison. No “best offer” follows from this sum.

Your own comparison · leave unsupported terms unknown

Bars share an RM12,000 scale and show known subtotals, not full cost or relative suitability. Formula: monthly payment × 24 + separate fee. Assumes complete on-time schedules and no early settlement. Unknowns are never treated as zero. Source for the checklist, not invented pricing: HSBC Amanah: Personal Financing PDS

Terms that can change the result

Financing

Ask for the actual payment schedule, effective-rate basis, separately payable or deducted charges, late-payment terms, security and recovery consequences. “No early-settlement penalty” does not by itself state the settlement amount: notice, outstanding balance and rebate method still matter. HSBC’s March terms describe a written notice and bank-calculated rebate; request your own dated settlement figure rather than using the fictional subtotal.

Takaful

A lower contribution may come with a larger deductible (the eligible amount you pay first), percentage co-takaful, lower limits or different exclusions. Compare the basis: per disability, claim or certificate year can produce different results. The published MediKad PDS separates guaranteed renewal from contribution rates that are not guaranteed. Its appendix describes a contribution to the takaful pool and a management fee under wakalah, meaning agency. Money paid is not necessarily all held as your personal savings. Read the actual certificate and schedule for the covered events, waiting periods and cancellation/refund terms.

Deposit or investment?

Look for the protection statement, not just the word “account”. Maybank’s MIGA-i PDS, printed 01/01/2026, describes a gold investment, market/price risk and no PIDM protection. You pay for gold credited to your gold account; the bank has stated agency/custody arrangements. Price movements and applicable charges affect the outcome. PIDM’s eligible deposit rules are a different protection question. Neither a Shariah label nor deposit-style access turns an investment into a guaranteed deposit.

What to clarify before signing

Use the decision path to turn uncertainty into specific questions. A missing field is a request for evidence, not permission to assume the most favourable term. Keep the answer with the offer and the document it refers to.

Figure 3

What to clarify before signing

Reader checklist • No scoring, ranking, eligibility or Shariah verdict.

Same purpose and assumptions?

If no: match the net amount, term or cover before comparing. If yes: record them alongside both offers.

All important terms known and dated?

If no: mark unknown, request the current PDS and governing documents, and a written answer with page/clause. Do not substitute zero or a sales promise.

Documents agree and the result is understood?

If no: ask the provider to reconcile the conflict and explain costs, risks, exit and exclusions. If yes: still check affordability and protection separately. Understanding terms is not proof of suitability.

Keep the evidence and complaint route

Keep the dated quote, version, completed disclosures and answers. Ask for the provider complaint contact and check FMOS membership/scope if relevant. Read any acknowledgement or release before signing and ask which complaint/redress rights remain.
Editorial decision path derived from provider disclosure duties/questions and FMOS document requirements. MediKad’s PDS expressly says acknowledgement does not prejudice redress over later product-term disputes; do not infer an identical clause in every agreement. Checked 6 October 2026. A short checklist to take to the provider

  1. What is the purpose, and do I meet the actual eligibility conditions?
  2. What do I own, receive, donate or owe? Who acts for me?
  3. What is the full payment schedule and which costs are separate, deducted or variable?
  4. What events, losses or treatment are excluded? What must I pay myself?
  5. What happens on missed payment, withdrawal, cancellation or early settlement?
  6. What protection applies, with whose limits and exclusions?
  7. Which current document and clause answers each question? Where do I complain?

Do not use this worksheet to rank providers. A real comparison needs current matched documents and an explicit method. None of the examples is an affiliate recommendation, a verified offer or an individual suitability assessment.
