What is Islamic finance? Start with everyday money decisions

Start with your need: an account for your salary, financing, protection or investment. This guide helps you distinguish the contracts, costs and risks.

Receiving a salary, buying a home or car, preparing for a medical bill and investing for the future are different jobs for money. A product that helps with one job may be unsuitable for another. Islamic financing still costs money; takaful still has limits; investments can lose value. An Islamic label does not make every product cheaper or risk-free.

Choose the task before the terminology

Suppose Aisha’s household and Mei Ling’s household each need somewhere to receive salary, transport to work and protection against a large bill. These are fictional Malaysian households with the same practical needs. Aisha may also seek religious compliance; Mei Ling may focus on price, service and contract terms. Both need to read the same disclosures. HSBC Amanah’s financing FAQ explicitly includes eligible Muslim and non-Muslim applicants. Follow the money, the asset and the obligation

Ask the provider to explain its actual structure in ordinary words: who sells what, who owns it, who acts as agent and what you must pay. A sale, a lease and an investment are different arrangements even when a payment looks similar. The diagram below uses named documents and one conceptual lease; it is not a universal model for Islamic banking.

Where the money goes

Sale for cash: selected tawarruq example

The traded commodity is not your home or car. Possession may be physical or constructive (control recognised without physical delivery). The selling price uses a ceiling profit rate; effective payments reflect the agreed rebate. Supplier/platform execution details are not shown.

Lease: conceptual ijarah

End-of-lease ownership needs the documented transfer mechanism; rent alone does not establish ownership.

Financial loss is borne by the capital provider unless caused by manager misconduct, negligence or breach of agreed terms.

Actual allocations and exclusions vary. For this product, cash back is separate from a claim and is not guaranteed.

In the selected HSBC example, the bank acts as the customer’s purchase and resale agent. Commodity sales generate cash and a payment obligation; the agreement distinguishes its ceiling-based selling price from scheduled payments after rebate. The commodity is not necessarily the thing you intend to buy with that cash. In a lease, the central benefit is the right to use an asset. In a mudarabah investment, you supply capital and the manager invests it; profit sharing does not guarantee a profit. In the selected takaful certificate, the general fund belongs collectively to participants and the operator manages it as their agent; contributions fund specified protection and operator charges. Lending also has a distinct role. Qard requires the borrower to repay an equivalent amount. In the selected motorcycle PDS, the operator provides an interest-free qard to the general takaful fund if it is in deficit. An account is not always a protected deposit

PIDM covers eligible deposits up to RM250,000 per depositor per member bank. Eligible accounts under the same depositor and protection category are aggregated. Islamic and conventional deposits have separate limits. Investment accounts and investment products are excluded from deposit insurance. Ask the bank to point to the product’s deposit classification and PIDM statement. Deposit Insurance System.

For contrast, Maybank Islamic’s Private Banking Account-i PDS, effective 15 December 2025, describes an investment account with principal and returns not guaranteed and no PIDM protection. It is a product example with asset-based eligibility and charges, not a suggested salary account. Easy withdrawals or the word “account” do not by themselves make an investment a protected deposit. Compare the whole obligation

For financing, compare the amount you actually receive, the term, the full payment schedule and separately payable charges. Ask whether the payments can change, what happens on early settlement and what default can trigger. Similar monthly figures do not explain the legal contract, and different labels do not settle whether an offer is fair.

B has a RM10 lower monthly payment but costs RM60 more over the full term. The shared bar scale is RM12,000. This arithmetic cannot establish which contract is Shariah-compliant or suitable.

Fictional fixed schedules: RM10,000 received in each case, 24 on-time payments, fee paid separately. No taxes, takaful, other charges, arrears, rebates or early settlement included. The fictional example gives both offers the same amount and term. B’s smaller instalment is offset by its larger fee. With real offers, use dated quotations and the Product Disclosure Sheet (PDS), then check the agreement for details. Do not substitute this simplified sum for an effective-rate calculation or an early-settlement quotation.

Costs and exclusions that deserve a second look

Financing

Ask about profit-rate basis, fees, stamp duty, security, late-payment charges and early-settlement terms. HSBC’s September 2026 PDS describes repayment duties, set-off, recovery action and possible credit-score effects. The Islamic contract does not erase debt. Takaful

Separate the contribution, operator charges, covered event and your own share of a claim. The selected motorcycle PDS excludes flood damage and a rider’s own death or injury from basic cover unless the relevant additional cover is taken. It is not evidence of medical coverage. For a medical plan, ask about treatment exclusions, waiting periods, deductibles (an initial eligible cost you pay), co-payments (your shared portion of an eligible bill) and renewal contributions. Investing

Ask who bears losses, whether returns are merely indicative, what charges apply and how withdrawals work. Never treat a profit-sharing ratio as a promised annual return. Private Banking Account-i Product Disclosure Sheet.

Who checks the Islamic structure?

BNM’s Shariah Governance policy assigns responsibilities to the board, Shariah committee, management and control functions, including Shariah review and audit. It was issued on 20 September 2019 and generally took effect on 1 April 2020; paragraph 12.5 took effect on 1 April 2023. Those processes concern compliance. Three common misunderstandings

“No interest means no cost.”

A sale price, rent, fee or takaful contribution can still be payable. Check the obligations in ringgit.

“Everyone shares every loss.”

Risk allocation depends on the contract. A mudarabah capital provider can bear financial loss; a financing customer still owes agreed payments.

“Open to non-Muslims means every scheme is open to everyone.”

Commercial products have their own eligibility. Do not apply that answer to zakat assistance, a waqf scheme or estate arrangements.

Before you sign: five questions

  1. What job does this product do: deposit, financing, protection or investment?
  2. What do I own or receive, and who acts for me? Can you show that in the agreement?
  3. What is the total scheduled payment, and which charges are separate or variable?
  4. What can leave me paying more, losing capital or receiving no claim benefit?
  5. Do I meet this product’s conditions, and do I have the latest PDS, agreement and written answers?
