A deposit and a manageable monthly figure are only the beginning. Ask what you receive, when ownership changes, whether rentals can change and what happens if you sell the car or cannot pay. This guide uses one documented lease-then-sale product; it does not assume every Islamic vehicle facility has that structure.
Start with the agreement, then the reform date
BNM’s 17 March 2026 announcement gives a commencement date of 1 June 2026 and a transition ending 31 March 2027. During that transition, providers can adopt the new method earlier. Maybank’s current hire-purchase page states adoption from 1 August 2026. Those are different dates serving different purposes.
For a new quote, ask for the effective profit rate (EPR), calculation method and full schedule. For an existing account, take out the signed agreement and ask for a dated settlement statement. An August advertisement does not rewrite a contract signed earlier.

Follow the car and the obligation
AITAB means Al-Ijarah Thumma Al-Bai’: lease followed by sale. Keep the dealer’s invoice, the bank’s financing documents and the eventual sale/title documents together. They answer different questions: what was bought, what you owe and how you become owner.

Bank owns the financed vehicle
The BM disclosure appoints you as the bank’s agent to inspect and receive it. Inspection/receipt is distinct from buying ownership.
You use the car and pay agreed rentals
Ijarah is the lease. The bank remains owner during it; your use comes with payment and contract obligations.
A separate sale follows the lease
At lease expiry, you purchase the vehicle from the bank at the agreed price. Ask for the sale and title-release procedure.
A Malaysian example: separate each pot of money
Imagine Nadia and Daniel each considering this fictional RM60,000 car. The same arithmetic applies to both. A longer repayment term can spread payments over more months, but compare the full total and years of obligation. Reserve money for the car’s running costs as well as financing.

Compare the basis, not just the percentage
A flat rate uses the original financed amount as its base. Reducing balance calculates charges on the remaining principal. Rule of 78 concerns the allocation of charges over the old schedule; it is not another name for an effective rate. A smaller flat percentage cannot be ranked against a larger EPR without the same amount, term and payment schedule.
Reducing balance does not mean every instalment changes. Maybank distinguishes fixed-rate instalments from variable-rate instalments linked to the reference rate. For variable AITAB, its PDS says rental and total payable can change and the bank gives at least 14 calendar days’ notice before revised rental takes effect.

Which method applies to your agreement?

Read the original terms. Do not assume every old facility used a flat rate: variable-rate hire purchase already used reducing balance.
1 June 2026 – 31 March 2027
Ask whether this provider/package has adopted the new framework. Maybank states adoption from 1 August 2026. Confirm the method in your agreement.
After 31 March 2027
This is the announced end of transition, still future at this review date. Recheck the rules and the offer at signing; do not claim every future provider is already verified.
Then: fixed or variable? Settlement or extra payment?
Method, rate type and payment action are separate. Obtain the applicable schedule, advance-payment rules or a dated settlement quote.
Early settlement: obtain a statement, not a guess
For Maybank’s new reducing-balance facilities, the live page describes settlement as outstanding financing balance, accrued profit if any and applicable fees/charges, with no penalty. Do not simply add the remaining instalments. Ask how an extra payment is credited: the RBM FAQ permits advance payments subject to the agreement, while the Maybank2u channel requires full instalment payments. A payment-channel rule is not proof of principal reduction.
For older Rule of 78 facilities, ask separately about the contractual/statutory calculation and the goodwill discount. Maybank’s current FAQ says the programme began on 1 June 2026 for qualifying early settlements. Its criteria say accounts should not have arrears exceeding 90 days, legal action or a repossession order, or an existing restructuring/rescheduling arrangement or formal debt-management enrolment. The list uses an ambiguous “or”; ask the bank to confirm how the criteria apply to your account rather than deciding eligibility from this summary. The bank supplies the amount; no universal discount percentage is published.
Public-document limit: the current goodwill FAQ’s introduction mentions agreements during the grace period, but its detailed eligibility list names agreements entered before the Act takes effect. Ask the bank to confirm a transition-period agreement in writing. Also, BNM describes a possible mutually agreed election for existing agreements; Maybank’s RBM FAQ says existing facilities cannot switch/migrate. The regulator’s possibility is not a confirmed Maybank option.

Fees, cover and missed payments
The July Maybank Islamic PDS lists stamp duty RM10, e-Hakmilik RM3.24 and postage including SST RM10.80 without a guarantor: RM24.04 in listed standard fees. With a guarantor, stamp duty is RM20 and postage RM21.60, with the same RM3.24 e-Hakmilik charge: RM44.84. These totals exclude cover and other applicable costs; they are not the fictional RM30 fee above. Its cover list uses mandatory wording for comprehensive motor takaful, special perils, Compensation for Assessed Repair Time (CART) and loss of use. The next paragraph refers to recommended cover and indemnifying the bank for loss or damage if cover is not taken. Ask the bank to confirm each required cover and contribution in writing, and read the issued certificate: this public list does not prove your actual cover includes flood or every listed risk. Its conventional-insurance exceptions are product-specific.
The PDS warns of late-payment charges, set-off against money in accounts with the bank, repossession and further recovery action. Losing the car does not establish that all debt has been cleared. Contact the provider promptly if payments become difficult; obtain the actual balance and proposed arrangement in writing.

Can a non-Muslim apply?
The AITAB eligibility page lists individual and business applicants without a Muslim-only condition. That published list is not a guarantee of approval for Nadia, Daniel or anyone else. Each applicant must meet the bank’s current credit and documentation requirements. Muslim readers may also seek an explanation of the Shariah structure; all readers need the same clarity on ownership, costs and obligations. This guide makes no personal religious ruling.
Before you commit
- Keep the dated quote, PDS and signed agreement. Ask which method and fixed/variable rate apply.
- Separate car price, deposit, amount financed, every instalment including the final payment, fees and running costs.
- Ask about ownership/use responsibilities, sale at the end, title release, cover and the outcome of total loss.
- Get advance-payment and settlement rules in writing. For goodwill, request eligibility confirmation and a dated amount rather than a promised percentage.
- Test the household budget with a smaller income, maintenance expense or higher variable rental. Approval alone does not establish affordability.
