The historical debate on Islamic-finance pricing
The recovered publisher abstract describes a Malaysian project seeking an Islamic pricing benchmark for the cost of capital. It says the project reviews Shariah perspectives and conventional benchmarks, formulates an alternative theoretically, and tests viability through simulation using sectoral and macroeconomic data. That supports a map of the research process. It does not supply the complete formula, dataset, numerical results or final recommendations. Capture dates, article dates and paper years have different meanings. The later title does not prove the path changed in 2013 or establish which destination every later link intended. [D10] [ZB] [BG] [C10] [D16]

The 2010 archive and referring links identify Paper 17. A December 2013 catalogue still points it to the same path. A November 2016 capture has a Paper 49/2013 title without detailed body. Keep the route on hold; later intent and transition history remain unverified.
The October 2010 download identifies Paper 17/2010. Zaharuddin’s 18 October 2010 BFR article links it as further reading; Blake Goud’s 7 November 2010 post explicitly cites No.17/2010. Both www and non-www variants of the numeric path are present. These are strong 2010 link contexts. However, the December 2013 capture of the 2010 catalogue still links Paper 17 to that path, while the November 2016 capture of the path has the HTML title “Research Paper (No.49/2013)” and does not expose the detailed paper body. Recommendation: retain the reused-route HOLD. This page is a defensible destination for links explicitly citing Paper 17/2010 or its title, after publication and equivalence review. Do not send every later backlink here, and do not choose Paper 49 merely because it appears in the later capture. Obtain later referring pages’ exact anchors, surrounding citations, paper numbers and any dated snapshots; recover the matching Paper 49 identity/body and the route’s intervening behaviour. A post-2013 referring date alone is insufficient, because an old catalogue still used the path in December 2013. What a benchmark does in Malaysia today
BNM’s Reference Rate Framework was issued on 27 March 2026 and took effect on 1 July 2026, superseding the 2021 policy. For retail facilities priced against a reference rate, §9.1 requires SBR for applications received on or after 1 August 2022 involving new retail facilities, refinancing of existing retail facilities, or renewal of existing revolving retail facilities. SBR follows OPR; the financing rate is SBR plus the bank’s spread. Earlier facilities retain BR or BLR/BFR unless refinanced or renewed as specified. This does not mean every Islamic financing product floats with SBR. [RRF]
SBR is the Standardised Base Rate (Kadar Asas Standard); OPR is BNM’s Overnight Policy Rate (Kadar Dasar Semalaman). A spread is the percentage-point addition over the reference rate, reflecting components such as credit/liquidity risk, operating costs and margin. Separately, MYOR-i is an overnight interbank benchmark based on eligible Shariah-compliant placements under BNM’s 25 March 2022 document. It is not evidence that the 2010 paper’s proposal was adopted, nor an automatic replacement for a household’s contracted reference rate. [RRF] [MY]
Three checks before comparing a price
- Reference rate + spread → rate: fictional 3.00% + 1.20 percentage points = 4.20%
- Same spread, reference +0.25 points → 3.25% + 1.20 points = 4.45%
- Contract → ownership, security, payment terms and rebate
- Actual cost depends on: balance, tenure, rate path, payment schedule, fees and protection costs
Fictional arithmetic shows the reference-rate/spread relationship in BNM §9.4, not the 2010 research formula or a bank quote. Spread is held constant. No monthly instalment, all-in annual rate, future rate path or total payable is calculated. Read the actual contract and dated offer. [RRF] [MH]

The contract and the actual bill are separate
The examined Maybank Islamic CM Home Financing-i disclosure describes commodity purchase by the bank, a marked-up deferred sale to the customer, and an agency resale for cash disbursed under facility terms. The property secures the financing. It distinguishes effective and ceiling rates and warns that instalments may rise. Its customer date is blank and no issue/version date is printed, so we use it as a public product-document example, not a dated current offer. Its listed advance-redraw/letter fees and late charges need checking alongside legal, valuation and protection costs in your actual quotation. It requires fire takaful/insurance for residential premises pledged as collateral; cover for the financing balance upon death or permanent disability is separately encouraged. [MH]
For contrast, HSBC Amanah’s September 2026 personal-financing disclosure describes fixed-rate financing. Changing an economy-wide benchmark does not itself make that contract a floating-rate home facility. Its FAQ includes eligible Muslim and non-Muslim customers; this is a product-specific inclusion statement, not proof of your eligibility or of Maybank’s criteria. Muslim readers may have additional religious questions about a contract; all readers face its financial obligations. A matching conventional and Islamic reference rate alone does not establish identical ownership, rebates, default terms or Shariah status. [HP] [HF] [MH]
A useful comparison checklist
- Find the actual reference-rate name and spread. Compare effective rates on the same balance and tenure, not just headline flat rates or SBR alone.
- Ask which contract governs ownership and payment; distinguish the commodity transaction from property security and from the benchmark formula.
- Obtain the dated disclosure and offer: amount disbursed, full instalment schedule, conditional fees, ceiling, rebate, late/default terms and protection costs.
- Ask what happens if the reference rate rises or falls and when the instalment changes. A displayed monthly payment remaining unchanged does not prove total cost is unchanged.
- For historical citations, record the title, paper number, issuer and publication year as well as the URL. Keep a capture date and a repository deposit date in separate fields.
